A Design & Build project of 12No 1-bed flats for the elderly constructed of timber frame and built for Servite Houses within the grounds of the existing sheltered development. 

Post tender and in order to meet the Clients available budget we were commissioned to completely redesign the scheme which was to be compact and of traditional brick and block construction with insitu floors. After extensive consultation with the Client and negotiation with their Cost Consultants, we were successful in securing an acceptable planning permission from Epsom & Ewell Council which addressed the Clients needs. Works included, piled foundations and ground beams because of the close proximity of protected mature trees in this garden setting. All flats are designed for wheelchair user accessibility and feature walk in showers. The upper two storeys are accessed by an eight person hydraulic lift. State of the art integrated door entry, fire alarm and call systems are linked back to the existing main block for full warden control. Considerable care and alteration was necessary to ensure minimal inconvenience to the residents and staff of the existing sheltered accommodation and to maintain the character and appearance of the mature gardens. NHBC cover was provided.
