Newquay House, SE11

London & Quadrant acquired Newquay House from the Duchy of Cornwall. HRH Prince Charles had a personal involvement, visited site on a few occasions and officially opened the development when we completed Phase 3

Comprised an existing 5 storey rectangular block of flats enclosing a central courtyard with individual gardens and communal grassed and paved areas. The new accommodation of two storey maisonettes and flats were created from existing smaller flats which were gutted, structurally altered and completely refurbished. Structural fire protected steel and precast balconies were created to serve entrances at 2nd & 3rd floor levels accessed by corner staircases and new hydraulic lifts Our only access to the courtyard was via the small existing archway shown in the photograph below. Meticulous planning/programming of material deliveries and heavy plant requirements was essential. Whilst each phase of works was carried out the remainder of the block was fully functional and occupied. Tenants were fully involved in the design and their co-operation was essential during construction. Tenants meetings and close liaison ensured the minimum of disruption.
